NetLease - Undiscounted Lease Maturity Waterfall

Purpose 

The Undiscounted Lease Maturity Waterfall report provides a summary of future payments for operating and financing leases, including the required reconciliation to the current lease liability in a disclosure format.

Filtering

The report search can be refined by adjusting filters for accounting book, subsidiary, currency, consolidated exchange rate, department, class, location, accounting period, or by modifying the "to" and "from" dates:

Changing the "From Date" filter will change which lease are included in the report. The only leases you will see in the report are leases with a commencement date before the "From Date". This means if you run the report on 1/15/2026 with the "From Date as 1/1/2026" and you entered a new lease with a start date of 1/10/2026, that new lease will not show in the report. This is the correct behavior for an ASC 842/IFRS 16 disclosure report (you're disclosing future obligations on leases already in effect).

Consolidated exchange rates ensure proper currency translation from child to parent subsidiaries for consolidated reports. NetSuite maintains a record of consolidated exchange rates for each accounting period. Below are the types of consolidated exchange rates used for reporting purposes:

  • Average – Based on the average consolidated exchange rate for the period.
  • Current – Based on the currency exchange rate effective at the end of the reported period.
  • Historical – Based on the currency exchange rate effective at the start of the reported period.
  • Custom – The exchange rate is pulled based on the date entered in the Consolidated Exchange Rate Date field by the user.
  • None – No consolidation occurs; values are taken directly from the subledger in the lease’s contract currency, regardless of the selected currency.

Once the filtering options are selected, click the Preview button to view the updated report.

Results

Upon running the report, the user will see details of their Financing, Operating, and Short-Term / Low-Value leases, along with the associated future payment amounts. Each lease type can be expanded to view the related transactions. To download the report in Excel, select the Export button:
